Several Properties Up For Auction In City Of Windsor Tax Sale

The City of Windsor has several properties and parcels of vacant land up for auction to try to recoup backed taxes.
The city lists a property in the tax sale auction if the owner has not paid their property taxes for four consecutive years. The city then issues a notice and after one year if they owner has not contacted them to pay the backed taxes or set up a payment plan, the city then has the right to sell the property to recoup the backed taxes.
Buying a property from a tax sale does have some risk though. Because the city does not own the actual property, prospective buyers can not go inside the home for a look with out the owner’s permission, which is unlikely given that their property is being sold for tax arrears.
In addition, the city does not guarantee vacant possession. Once the deed is transferred and you are in possession of the property, you will have to deal with anyone who may be living in the house, and use your own legal means to come to an agreement or extricate them.
The potential purchaser also has to conduct their own investigation into such concerns as zoning, title searches, work orders, water/hydro arrears, future development possibilities, building restrictions, existing structure demolition orders, etc.
